Nick Phillips

Nick Phillips is the Founder and Principal Broker of Landmark Sotheby's International Realty and Landmark Vacation Rentals. He is consistently recognized as one of the top producing brokers in the state of North Carolina. In 2019 Nick was ranked #2 in the state of North Carolina by Real Trends for closed sale volume.

Nick began his real estate career as a developer, building luxury homes and subdivisions. Nick founded Landmark Real Estate Group in 2008, with the vision of building a luxury real estate brokerage specializing in waterfront and lifestyle properties. In 2014, Landmark became the exclusive affiliate of Sotheby's International Realty on the southern coast of North Carolina.  Sotheby's International Realty is the world's largest and most respected luxury real estate brand with over 21,000 sales associates operating out of over 1000 offices around the globe.

Dean Phillips, Owner of Landmark Vacation Rentals

Dean Phillips

Dean is a Senior Broker with Landmark Sotheby’s International Realty and a graduate of Liberty University in Lynchburg Virginia. He has over 20 years experience in the real estate business as a developer, builder, Broker, and buyer/seller of timberlands.

Dean has the unique perspective of seeing Topsail Island real estate through the eyes of a vacationer, a second home owner, a developer, and as a full time resident. His passion for real estate and industry knowledge are second to none. Dean spends every spare moment enjoying the vast, year-round fishing opportunities that Topsail Island offers.

Danny Malechuk, President

Danny Malechuk, President

Danny Malechuk serves as President of Landmark Vacation Rental. His deepest gratification is found in serving others by seeking to understand what is most important to those he works with. He is passionate about providing the highest level of service and care to both our Landmark Vacation Rentals homeowners as well as their guests.

Danny grew up in North Carolina and cultivated a love of coastal life which started at an early age, first visiting Topsail Island with his family in 1986. He has lived in multiple cities across the state as well as in Illinois, Arizona, Michigan, and Florida, and is now happy to call Coastal Carolina his home. 

Danny received his undergraduate degree in Business Management from North Carolina State University where he was a Park Scholar and an Executive MBA from the University of Arizona. Real estate has always been a passion of Danny's, having purchased his first investment property at a young age. He has 20 years of propety management experience across North Carolina, including on Topsail Island. When he is not working, Danny enjoys spending time with his wife and four children at their beach home on Topsail Island, actively volunteering in their church, aviation, traveling, fishing, hunting, and participating in athletics.

Alana Malechuk, Office Manager

Alana Malechuk, Office Manager

Alana is an Eastern North Carolina native and has lived in various locations across the state and the United States. Having nearly 20 years of rental management experience across North Carolina, Alana began rental management on Topsail Island in 2014. She understands and values the responsibility given when a homeowner entrusts their home to Landmark Vacation Rentals and this is reflected in her professionalism, attention to detail, and focus on providing a premium customer service experience to both homeowners and guests.

Originally starting her career as a graduate-level research scientist and former university professor, Alana completed her undergraduate studies at the University of North Carolina at Charlotte where she graduated with honors, double majoring in Biology and Chemistry before receiving her Master's in Biology from Wake Forest. Alana previously worked as a clinical research project manager at a global-leading clinical research company and has enjoyed the unique opportunity to integrate both interpersonal skills and strategic execution in her multifaceted career.
Alana has recently relocated to Coastal Carolina with her husband and four children. In her free time, she enjoys spending time with her family at their Topsail Island home, boating, playing tennis, and running. 

Buchanan Deter, Administrative Specialist

North Carolina born and raised, Buchanan thrives in the coastal lifestyle Wilmington has to offer. Buchanan grew up in Statesville, North Carolina, and moved to Wilmington in 2015. She graduated from the University of North Carolina Wilmington in 2019 with a Bachelors in Hospitality and Tourism Management and has resided in Wrightsville Beach since. Her shared passion for travel and the hospitality industry prompted her interest in the vacation rental business after spending a semester studying abroad in New Zealand. 

Having worked for her Dad’s real estate and property management companies for many years, Buchanan is exceptionally well-versed in the second home market. The innovative marketing knowledge she’s delivered has been a key player in staying current in the fast-paced rental market. Her success in various capacities of the service and hospitality industry has rooted her passion for creating, maintaining, and growing the company's business through leveraging social media platforms, writing web page content, newsletter articles and blogs. Her position with Landmark also includes overseeing vendors and coordinates all company events. Buchanan loves introducing visitors to the area she’s lucky to call home, and strives to learn the unique circumstances of each guest to implement strategies that will exceed their expectations. Distinguishing her in the marketplace is her dedication to deliver solutions to each guests’ needs with her diligent work ethic, enthusiasm and professionalism.

Jessica Mulkin, Guest & Owner Relations Specalist

Jessica was born in Roanoke, VA and spent her childhood between there and various parts of North Carolina, until her dad’s job transferred the family to Cincinnati, OH. While there, she attended the University of Cincinnati, focusing her studies in Social Sciences. In 2009, she moved to North Carolina, which had always “just felt like home”.

Jessica has over 20 years of customer service and almost 4 years of experience working in short term vacation rentals. Her sharp eye, attention to detail, and warm, bubbly personality have been fundamental in her success within the vacation rental industry. Having spent every summer vacationing at Topsail Island since she was a little girl, Jessica holds many cherished memories from her time there, driving her passion to assist others in experiencing the same joy.

Jessica resides in Sneads Ferry with her two children, Caden and Tenley, two pugs, Beau and Novalee, and two goldfish, Gary and Gilbert. In her free time, Jess enjoys time with family, walks on the beach hunting shells, sea glass, and sharks’ teeth, solving puzzles, and reading books.
